Building

The Village of Yellow Springs Building Department helps ensure residential and commercial construction projects meet applicable safety, health, and building standards. The Village contracts with the National Inspection Corporation (NIC) to provide building plan reviews and conduct required building inspections.
    
Before Starting a Construction Project
A building permit is required before beginning most construction, renovation, or building-related work. This includes projects such as:
   
• Constructing, enlarging, repairing, or demolishing a building
• Changing the use or occupancy of a building
• Installing, altering, or repairing electrical, plumbing, mechanical, gas, or fire protection systems
   
In many cases, a zoning permit is required before a building permit can be issued. Before submitting a Building Permit application, contact the Planning & Zoning Department to confirm any required zoning approvals.
    
Building Permit Resources
To better understand the permitting process, view current fees, or submit an application, use the resources below:

New Construction, Additions, and Decks
For additions, decks, and new dwellings that do not require another type of zoning permit, use the New Construction Permit Application. Once any required zoning permits have been issued, a Building Permit application may be submitted.
    
Work in the Right-of-Way
If work will occur within the public right-of-way, such as sidewalks, roads, or driveway aprons, a Working in the Right-of-Way Permit is required.
    
Payments
Payments may be made:
• Over the phone by card
• In person by cash, card, or check payable to the Village of Yellow Springs

A 2.5% processing fee applies to card payments.
