Tax Increment Financing (TIF) is an economic development tool that allows local governments in Ohio to fund public infrastructure improvements that support new development and redevelopment.

Through a TIF district or agreement, increases in property tax revenue generated by new investment can be used to fund eligible public improvements through payments in lieu of taxes (PILOTs). These funds may support infrastructure improvements such as roads, utilities, sidewalks, and streetscapes that help encourage development.

By helping finance critical infrastructure, TIF programs support private investment while ensuring new development contributes to improvements that benefit the broader community.
